The 36th Premier Inn Hotel in Germany opened on Friday.
The Premier Inn Stuttgart City Europaviertel in the Mailänder Platz tower has 260 rooms between 19 and 20 square meters on a total of six floors. There are also 35 underground parking spaces available. Premier Inn’s 103-square-meter coffee shop, 1st Cup, will open in the summer. The developer of the flagship real estate on Moscow Street 11 is STRABAG Real Estate GmbH, which in April last year sold the entire building to Union Investment’s open-ended real estate fund UniImmo: Deutschland.
In addition to Premier Inn, an Adina Apartment Hotel, deli and retail are tenants of the fully rented property. All benefit from the excellent location in the middle of the modern and emerging Europaviertel, from where the main train station and most of the metropolis attractions can be reached on foot. The Milaneo shopping center, the city library and the Premier Inn Stuttgart City Center are also in the immediate vicinity. The house is currently undergoing certification for the DGNB Gold sustainability seal.
Dr Michael Hartung, Head of Investment and Managing Director of Premier Inn Germany, is proud of this project: “For me, mixed-use buildings or even entire districts are the future. Everyone involved benefits: Investors, because they distribute risk and get higher and more stable returns, hotel guests, because they can check-in at the best locations in Germany and thus be able to walk to all sights or trade fairs, and of course the The city, which is crossed by the Mixed Use, creates attractive neighborhoods with short walking distances. Our project in Stuttgart is an excellent example of this. “
Axel Möhrle, Head of Real Estate at STRABAG in Stuttgart, sees the best future prospects for the project: “The result was a very attractive hotel address which improves the long-term location, including through careful selection of tenants. We just have a lot of joy and we always want a full house ”. With 21 floors above ground and a height of around 60 meters, the “Turm am Mailänder Platz” is one of the most memorable buildings in the city. The Premier Inn occupies the base of the building (from the ground floor to the 6th floor), the Adina la torre apartment (from the 7th to the 21st floor). In February, general contractor ZÜBLIN handed the building over to the operator.
“With the purchase of the hotel tower on Mailänder Platz in the spring of 2021, in the midst of the pandemic, we have expressed our clear and well-known commitment to the German hotel market,” said Martin Schaller, Head of Asset Management Hospitality at Union Investment. “We are delighted to continue our partnership with Premier Inn, which we started three years ago with a hotel project in Edinburgh, in this strong location in Stuttgart’s Europaviertel. We are confident that the Premier Inn and Adina brands will perfectly complement each other on our fund property. “
